New Builds vs Old Character

North Wales to some can seem the middle of nowhere. The sticks. The end of the road, and a region full of charming oldey-timey people, sheep, and retirement apartments. Yet over the years, North Wales has grown and emerged into a very desirable place to live thanks to multiple reasons. One of which is the fact that developers have had more freedom in North Wales to make relevant, interesting and exciting things – not least new build apartments in Colwyn Bay.

North Wales no longer means “character” properties which are fine and wonderful in your head, but an absolute nightmare to maintain, renovate, improve and heat. The case for new builds within North Wales and beyond is very relevant—old styled buildings may possess a certain type of ye olde age charm, but what’s charm when your wooden window frames are rotting through age? Charm doesn’t mean that much to us when it comes to paying three times what we normally would attempting to stay warm in the middle of winter.

That, and the bygone days of new builds being plastic-feeling and flimsy feeling are more than over. Blue Bay Homes are a stellar example of a developer that produces new builds within highly sought after, desirable locations right on the wonderful North Wales seafront, and their build quality is absolutely fantastic.

Blue Bay Homes are a developer that doesn’t believe for a second that homes should look alright on the outside and scrimp on quality on the inside, and their Bay View Development within Deganwy is an excellent example of their work. Their new builds are very high-quality, inside and out, and serves as an excellent starting point for their highly-anticipated brand new development on the cliffs overlooking Rhos On Sea, The View.

The View by Blue Bay Homes looks indeed like it’s going to be stellar, and will be a development of 10 truly attractive townhouses and 29 apartments. Apartment and House marries perfectly, and not a single brick looks out of place. And the view. The view is incredible – making the development’s namesake very apt.

Surely of course, homes of this calibre are out of most people’s reach? Wrong. All properties in The View – be them houses or apartments are part of the Welsh Government’s Help to Buy scheme, which allows those looking for a new build home a major leg up to being able to afford initial expense by offering an interest-free (For the first five years) equity loan.

Top Tips in Finding the Perfect Office Space

If your business is at the stage where you need a bit more space to expand your operations and you feel like you’re busting at the seams in your current office space – you might be considering taking the big leap and moving to a new office space. It’s something almost all successful businesses will go through and that’s expanding into a new, more appropriate office. Of course, with this you’ll need to think about the process of buying, leasing or taking out a bridging loans in order to get the perfect office for you. It’s a big decision and you need to make the right choice when it comes your business.

Know what you need

Before you even consider moving, you really need to think about what your business needs. Is it simply more space you're looking for or is it a ‘client friendly’ office you need; somewhere you can easily entertain guests. If so, then you’ll need a convenient, central location where can easily be found for meetings, or where you can easily meet others. Think about nearby amenities like banking, office supply stores, catering etc.

If it’s just space you need, how much more will you need in the future for further expansion? Ideally, you want an office you can grow into, rather than one that just suits your needs right now. Thinking ahead is key.

Consider your employees needs

If you’re offering a service, then your employees will play a big part in what you do. Likewise, your employees have needs which will need to be addressed so that they can carry out their roles efficiently. Think about appropriate desk space, and the right technology to be productive – it can only benefit your business. Like your clients, a central location will be more convenient for them to reach. In terms of hiring, a central location will give you more opportunity to be selective and harness the best skills in the market.

Consider your finances carefully

For those who have already purchased office space, you’ll need to sell your current office space before you can make a new purchase. However, good office space comes and goes very quickly so you’ll need to be able to act fast. In this instance, a bridging loan might be might be the right answer for you allowing you to make a purchase before you sell your current office. It means you can expand quickly and avoid wasting valuable business time but this usually does come with the cost of a higher interest rate like any short term financing solution.

If you don’t currently have an office, serviced office leasing in Llandudno could be the right answer for you. It gives you the opportunity to expand into a dedicated business space without the responsibility of the building maintenance. It’s an easy solution; often with simple ‘all bills included’ leasing costs.

Your Dream Home In Colwyn Bay

We’ve had our eyes on The View by Blue Bay Homes for quite a while, and this upcoming development looks like it’s going to be something really amazing. Even better – it appears that this development of apartments and town houses has turned into a real gem, one of the few developments named Help To Buy in Colwyn Bay.

Blue Bay Homes strive to provide high-quality housing within North Wales – on superb stretches of coastline envied by many for their views. The site for the View in particular is utterly dazzling, overlooking the very bay of Colwyn Bay, and on a fine day provides stellar views of the sea, the nearby isle of Anglesey, and if you cast your gaze inland, you can make out the majestic Conwy Valley and the peaks of Snowdonia.

The Welsh Government’s Help To Buy scheme is a truly great idea – it offers those who can absolutely take the commitment of a mortgage but may struggle to meet initial deposit requirements an equity loan as help. This loan can cover up to 20% of the purchase price of a brand-new home. All that is required from you is a 5% deposit.

No interest on your home is payable for a period of five years, and even after then, interest is a very reasonable 1.75%. The loan itself is repayable within 25 years… or earlier, if you choose, allowing you complete freedom with your purchase.

North Wales doesn’t mean a world away from civilisation either. The region is accessible from Cheshire via the A55, a direct route to and from the idyllic Welsh Coastline. Commuting to work doesn’t have to be stressful. An hour and a half, and you’re in either Manchester or Liverpool, with no hassle and no strain. Alternatively, you can put your feet up and get lost in a good book or otherwise by taking advantage of the region’s fantastic rail links to mainland England.

The View by Blue Bay offers what we think are the best coastline views in Wales... and possibly even the UK itself. Now your dream home is accessible,  affordable… and waiting for you to come take a look.

Ways To Make Your Property The Pick Of The Bunch

Renovating, extending, or adding new features to your home has never been more tempting, and there are a series of professionals ready and waiting to help you. What’s the point of moving when you can create the novelty of a brand new space in a place that you already love, without going through the stress and drama of packing up your everything, waiting for your home to sell, and then finding somewhere else which might not tick all of the boxes? There are a number of architects in Chester which understand the work you’ve put into your home and we’ve compiled this short article to enable you to make some changes which are far from the normal paint jobs people take as a half-measure.

After all, if you want your property to truly become exceptional, it’ll take quite a bit of hard work and planning.

Adding a bathroom is generally a fantastic investment that offers a high amount of return for cost – especially if the act of doing so provides an en-suite to the master bedroom. If you already have an en suite, you can always add more by remodelling existing space or extending. It’s considered good design to have WC facilities on every floor that has bedrooms – even with loft conversions. Making a plan that works is best handled by a professional architect; and some even offer you to have your own choice of contractors and subcontractors handle the hard graft.

Creating off-street parking is a relatively new design decision, but can really impact the worth of your home. In locations where street parking is limited, creating two or even three parking spaces adds significant value, and good design decisions ensure that a expertly designed, low maintenance drive will secure worth – especially so when compared to a garden that some may not want or use.

Whether your end goal is to add worth to a property that will ultimately be sold or simply to make sure yours stands aside and proud against others, a good architect will be worth his or her weight in gold. Kerb appeal is a very real thing, and hopefully you have the start of some very good ideas an architecture specialist will help you birth to life.

Loft Conversions And You

It’s difficult to list and sell property nowadays. For most of us, a house is our home for life, or perhaps for most of it. In today’s economic climate finding a perfect home can be somewhat daunting, not to mention the work you have already put into making your property your home  means nothing if you decide to call it quits and move. But what about things in your current home not quite being right? Thankfully, you don’t have to suffer in silent annoyance over lack of space or other problems. There are a number of luxury house designers in Chester which can see your home receive some highly beneficial new changes.

A popular choice for adding space is loft conversions, though those can be costly and quite complex. We recommend thinking very carefully about the decision, and certainly bringing in the services of an architectural designer in Cheshire or otherwise. A professional will be able to efficiently assess, plan, and get the ball rolling on all kinds of matters, whether it’s a question of compliance with building regulations, or other matters.

A professional will also be able to offer insights you might not realize as well. For example, did you know that to comply with building regulations, the floor will almost certainly need strengthening and that you’ll have to have at least 150mm of insulation – plus a 50mm clear gap?

Bringing loft space up to habitable requirement is tricky, involving the ceiling height being lowered by 60-100mm, and the floor level raised by at least 15-20mm. A good architectural designer will know this, and inform you best, considering that thanks to these regulations, usable space will be impacted, on how to create more space.

A decent option for doing so for example, is to improve the amount of loft space is to have the roof height increased by rebuilding it, or lowering the existing ceiling height below. An architect will also inform you of various other issues such as landing space being required for a permanent staircase, as well as create and provide other solutions, for every step of the way.

Finding the Conveyancing Service That’s Right For You

Help on finding, buying and selling a home seems to be everywhere. It’s easy to think that with so many businesses and companies offering help with conveyancing in Bangor, the North Wales area and even North West England areas such as Cheshire, it’s very easy to feel overwhelmed. But conveyancing is a rather essential service, requiring a large amount of good faith and most importantly, trust.

Did you know that a good solicitor is the only truly independent sources of advice and assistance in the field of conveyancing? Other providers such as banks tend to look after their own bottom lines, and when it’s a matter as important as your home or other property, you would be best served with a truly independent conveyancing service which doesn’t have an agenda or affiliations to any other sector.

A solicitor is an excellent choice, as by their nature, they’re entirely unbiased.

Look for a solicitor that states that it is truly independent, and one that offers advisory services from the moment you get them involved to well after completion has taken place. After all – buying and selling homes and property is one of the most stressful things anyone can do. Having a firm with an excellent reputation for sticking around is so important during this stressful time.

Some solicitors can offer to take a glance at your mortgage deal to ensure that there is nothing within that might surprise you later. A solicitor, unlike a bank, is there to act in your best financial interests. While indeed banks are generally reputable, they (of course) will always see that the bank in itself is sitting pretty at the end of the deal. A good solicitor will also, at your request, refer you to a completely impartial and independent financial advisor. Swayne Johnson – a well established and reputable solicitor within the North Wales area for example have an independent financial advisor for complex matters which is only used by professional firms, and certainly isn’t stationed in a high street.

Conveyancing in residential property should be as swift and as efficient as possible, and the services of an excellent solicitor can certainly help with that.

Clearing Out Before the Big Move

There’s no doubt about it, moving house is draining stuff. Although it is one of the most exciting times in your life it can also be one of the most exhausting- needing to pack away all your worldly possessions and move them all into your new home as efficiently as you can. Before you move is the ideal time to get organised and declutter your home before your hire your removals Bangor. You’ll have less to pack and you’ll feel so much better for it. What’s more, researchers at the Princeton University Neuroscience Institute have found that by decluttering your environment, you’ll have improved ability to focus (McMains, S., & Kastner, S. 2011) which is great news during this chaotic time. Take a look at some of the best ways to declutter at this time.

Make a list – It’s easy to forget about the hidden away items you don’t need until packing day comes and you’re left with no choice but to bring it along with you. Site down and begin by listing the bigger bulkier things that you absolutely don’t need. Then work room by room, thinking about the smaller things that could do with clearing out. Once you’ve put a completed list together, highlight the items that can be sold on and red-mark the items that need to be thrown out. This will now be your guide telling you exactly what needs action. Anything else you decide to clear out, not on the list is a bonus.

Clutter Clearing Method – Work from one side of the room to the other, clearing one small area at a time. Working systematically is the key, making sure you cover every area of the room. If you prefer to pile your items, stick to no more than two (things you need and things you don’t need).

Have a Car Boot Sale- At least once a month; you’ll be able to find a jumble or car boot sale around your area. Anyone who has been to one of these events, will know that they can be a great day out and all that extra cash you can make can be put directly towards decorating your new home. Don’t forget that there’s plenty of free to use ‘for sale’ apps around to help you get rid of those bigger pieces of furniture. Simply take a few pictures, create a listing and sell your item for pick up!

Collect boxes early – Once you have gotten rid of all the bits you don’t need, you can start packing away all the things you do but won’t miss in the next couple of months. Living minimally will be the best thing you can do until you move – there’s less to think about and less action required later. Place heavier items in smaller boxes and remember to mark each box on at least two sides before it’s sealed.

Choosing the Right Colours for Your New Kitchen

Making the right colour choice for your kitchen can be a difficult task, especially when you’re going to all the work of having a new kitchen fitted. If only it was easy as choosing a colour you like. In reality, some colours can make you’re your kitchen look bigger whilst others can it look boxed up and gloomy. Take a look at what kitchen designers, Anglesey recommend in getting that balanced colour palette:

Make your staple pieces timeless
Think about making your surfaces as timeless as possible, so that come the day you fancy a change, it's easily done and fitting with any colour scheme you use. Wood or tiles that have been have been around for some time are great examples that you should consider looking at. Bold colours are great for making a statement but it’s good to bear in mind that they often date quickly. One way around this is if you’re a lover of dramatic colour, is to use it on your cupboard doors which can easily be changed to your current taste.

Your accessories make all the difference
When you’re picking out your kitchen, it’s easy to forget about all the accessories you’ll use and need which make the world of difference to the overall finish. Using show stopper pieces sparingly can dramatically liven up the colour palette. Of course, if you’ve already used your bold colours on the fixtures and fittings, adding big, bright backsplashes  and additional bold pieces can sometimes be unforgiving.

Don’t keep using the same colour
A rule that kitchen designers, Anglesey use is applying three key colours from a similar palette for your ‘fixed items’. One colour should be used for your fixtures and fittings (work surface not included), one to highlight a centrepiece wall and an undertone colour for your remaining walls. Any other colours used in your accessories should only be used to complement or highlight your three fixed colours.

Think about the size and shape of your room
Bigger rooms can take on larger amounts of bolder colour as they can often make a room feel more defined. However, using them in smaller rooms can make them feel much more boxed up. So, if you’re keen to use darker colours in a smaller room, think about using it on a smaller wall or as part of your kitchen accessories. You want the wall which receives the most natural light to reflect light across the room – so always use your lightest colour here. Or in contrast, if you don’t get enough light in your kitchen, painting your ‘reflective wall’ a lighter shade is a clever way to make your room feel much brighter than it actually is.

What Do You Look For In A Home?

What do you look for in a home? Is it ultra-modern fixtures and fittings? Is it scenic, panoramic views? Is it a relaxed and enjoyable environment? What about close proximity to amenities like schools which are rated well and have conveniences at hand such as supermarkets, busy town centres and the shopping opportunities those afford? The Bay View development of apartments in Deganwy might be right up your street.

The View is a special type of development by high-end property developers Blue Bay, known throughout the North Wales area for only selecting sites that have spectacular views. That’s not all you get with this developer either -- Blue Bay Homes are synonymous with excellent quality builds which have a very firm set of standards – enabling the development in general to be very special. When you move into your apartment or house, it comes fully fitted with a choice of fixtures, suites and tiles for bathroom and kitchen. But again, that’s not all.

The View at Deganwy comes with some truly attractive oak veneered doors with handles made of stainless steel for each room. With Blue Bay Homes, quality is built in. Well, that and efficiency comes in spades. All of the central heating systems in Bay View are built for quality and efficiency; and we find that’s one of the most attractive things about new builds, as opposed to sinking hundreds—and even thousands—of pounds each year on older houses which may have some very serious issues with heat loss which will cost an absolute fortune to correct.

There’s ample electrical sockets as well, switches are fitted together with satellite TV, and every detail’s been thought of. There are existing phone ports in the lounge and master bedroom, meaning that there are no surprise installation charges in store for buyers. All apartments are also pre-wired for Sky Plus TV, and coverage is served by the apartment block’s satellite dish.  Furthermore, each apartment comes with allocated car parking, which can also be monitored through your television set!

Deganwy is a stunning place, and Blue Bay’s Bay View shows that excellent quality, inside and out, is a real winner. The Bay View has already sold 50% of their available apartments and it’s very easy to see why.
